Murder Charge After Man’s Body Found in Quarry

Two men have been charged with murder in the Caboolture area after the body of 25-year-old Malahki Gray, also known as Jai, was found at an abandoned quarry near Mt Ngungun on Tuesday.

Police allege Gray was lured to a property in the Glass House Mountains on May 28th and stabbed to death in a “brutal and callous” attack.

Gray, an Aboriginal man from Morayfield, was reported missing by family and friends on June 4th after he had not accessed his online banking or social media for over a week. A homicide investigation was launched on Monday after detectives deemed he had likely “met with foul play.”

“The victim’s carers and family provided information that turned out to be pivotal to the investigation,” said Detective Inspector David Harbison. “Police understand the motive may have stemmed from a dispute between parties likely over a small debt.”

After receiving a tip, police searched the quarry area and found Gray’s body on Tuesday. A 19-year-old man and 22-year-old man were subsequently arrested in the Caboolture area and charged with murder and misconduct with a corpse by interfering.

Speaking on behalf of Gray’s family, Regina Jones said, “Jai has always been a very vulnerable person and is always generous and loving. Our family is so saddened by this tragic event.” Both men charged are set to appear in Caboolture Magistrates Court today.

Gray’s alleged murder has shaken the local Aboriginal community. Readers are advised the 13YARN crisis support line run by Aboriginal and Torres Strait Islander people is available 24/7.

Investor Snaps Up Carl’s Jr in Caboolture for $5.1M

A new Carl’s Jr restaurant that only opened its doors last March in the fast-growing Caboolture region has sold for a hefty $5.1 million under the hammer.

The transaction involving the global fast-food chain’s brand new, state-of-the-art freestanding dual drive-thru facility was part of a portfolio auction conducted by Burgess Rawson earlier this month in Sydney.

The successful sale of Carl’s Jr Morayfield highlighted the robust investor appetite for prime fast-food real estate assets. Nearly 120 bids were received across six properties auctioned, with all of them finding new owners and generating over $20 million in total sales.

Developed by the Fortitude Valley-based Belmonde Property Group, the Carl’s Jr restaurant was secured by a buyer on a 5.1 percent yield after being offered with a 15-year lease.

Its strategic position adjacent to major shopping centres like the Woolworths-anchored Market Plaza and Leda Property’s Morayfield Shopping Centre, which attract over 6 million annual visitors combined, was a key selling point.

The location offers high exposure to the busy Morayfield arterial road with over 33,000 vehicles per day and direct access. Other fast-food titans like McDonald’s, Hungry Jack’s, and Pizza Hut were also among the auctioned properties.

In a separate transaction, Belmonde Property Group pocketed another $7.985 million through the sale of an EG petrol station with an Oporto restaurant next door to the Carl’s Jr site. That asset changed hands on a 6.1 percent yield.

Moreton Bay Waives Some Development and Infrastructure Fees To Boost Housing Sector

Did you know that Moreton Bay Regional Council is the first Queensland Council to waive development and infrastructure fees as a way to boost housing construction amidst a growing housing crisis in the country?

The move is also aimed at helping at least 1,200 homeless locals in the region and will target areas like Albany Creek, Arana Hills, Burpengary, Caboolture, Deception Bay, Lawnton, Morayfield, Redcliffe and Strathpine.

Under the Attraction of Affordable Social Housing Policy, applicants for the development of affordable social housing in priority areas may apply for a development application fee remittance by 100 per cent. There will be no cap on the remissions and it can be applied for mixed-use or residential projects.

Moreton Bay Mayor Peter Flannery said they want to give incentives to private-sector construction for affordable housing projects.

“We’re coming out of the gates first and sending a strong message to the private sector that we are willing to work with them, we’ve already slashed the usual red tape, and we’re willing to sweeten the deal further by saving them literally hundreds of thousands of dollars on construction,” Mr Flannery said during the press conference.

“There are no tricks, no gimmicks, no hidden costs here for developers. The facility will just need to be managed by a community housing provider, but the building can remain privately owned by the developer.”

UDIA Queensland Moreton Bay president Keith Cairns commended the proactive policy and hoped that other governments will follow. Encircle Community Services CEO Chris Stains said that the initiative will make a difference for community housing providers and non-profit organisations.

The company is eyeing an empty warehouse beside a veterinary clinic and an auto showroom as the site of the fun trampoline centre.

The playground will have an X-Park that incorporates more than a dozen options of rock climbing walls, ninja warrior warped walls, and parkour.

The building will have a mezzanine area for the ancillary café/eatery for patrons and parents to relax whilst their kids are playing. The eatery will have its own commercial kitchen.

“Building works to upgrade the façade of the building to create an attractive frontage to Morayfield Road and enhance the streetscape and character of the area. The proposed development has incorporated a new glazed pedestrian entry (within the part of the existing location of the loading dock) and new painted/applied façade of varying colours, which visual interest and articulation to the building,” the DA stated.

The proposal does not include any changes to the existing parking lot or the vehicular access on Morayfield Road.

If approved, the trampoline park is expected to operate daily from 9:00 a.m. to 9:00 p.m.

Moreton Bay Regional Council is still assessing the application.

Bounce Inc opened its first venue in Melbourne in 2012 and now they have over 33 indoor trampoline centres in 16 countries.

New Entertainment Precinct Being Planned For Caboolture Square

Change is coming to Caboolture Square, where there is a proposal to add a new entertainment venue, with a new cinema, gaming arcade, and bowling alley.

In a social media post, the management announced plans for a Deluxe 6 Cinema, 12-lane 10 pin bowling, gaming arcade, and a lounge and bar which will provide food and beverage options for entertainment revellers.

There were locals who welcomed the idea of having a new cinema since the region’s cinema, Morayfield BCC Cinema, already closed in April 2022.

“We need a Cinema there especially because the cinema in the Morayfield Mall closed down,” said one local.

On the other hand, there are some who wanted to see something else that the area doesn’t have, such as a skating rink or a place where older kids can have fun, like a parkour or a ninja park.

“A rollerskating rink, a trampoline place, something more exciting would be good,” said one commenter on the post.

If there’s one more thing that locals wanted to see, it’s the return of Kmart in the shopping centre.

The store was a fixture in the shopping centre for over three decades before it closed for good in June 2021, when its lease at the shopping centre already came to an end.

“It all sounds great but where will they put it all and they should bring Kmart back as that was always popular,” another comment reads.

The new management supports the idea of bringing back the iconic department store, and confirmed that they are looking for community support to try to persuade Kmart to return to Caboolture Square.

The shopping centre is now under new management, after Alceon QLD sold it in May 2022 for $47 million. The group acquired the centre in 2016 from Charter Hall for $27.5m.

Morayfield’s BCC Cinemas Shuts Its Doors After Almost Two Decades

Did you know that the only local cinema in Morayfield, Birch Carroll and Coyle (BCC Cinemas), has shut its doors for good after more than two decades of operation?

BCC Cinemas Morayfield screened its last movie on 13 April 2022, thanking patrons for the support over the last 24 years, especially the last two years when restrictions were placed on theatres across the country because of Covid-19.

A spokesperson for the outlet confirmed that the decision to close the Morayfield cinema at the end of its lease was based on the management’s commitment to Event Cinemas Strathpine and Event Cinemas North Lakes.

With the Morayfield cinema now permanently closed, locals are left wondering what the space will be replaced with. There have been talks about building a skating rink or another cinema in the empty space.

Whilst BCC Cinemas Morayfield has closed, Event Cinemas promised to bring moviegoers the latest blockbusters and movies as well as special events from the worlds of music, theatre, arts, sport and e-sport.

Located in the Morayfield Shopping Centre in Upper Caboolture, the cinema has become the go-to of movie buffs in the area for over the last 20 years.

Now, locals would have to drive half an hour to go see a movie at the next cinema, with the nearest soon to be at Redcliffe or North Lakes.

In March 2022, Event Cinemas also permanently closed BCC Cinemas Coolangatta after more than three decades of operation.

Event Cinemas, which trades in several names including Birch Carroll & Coyle, is the largest movie exhibitor in Australia and New Zealand, with over 140 cinema complexes currently operating worldwide.

New York Style Burger Joint, 5 Boroughs, Expands to Morayfield

Prepare to experience a slice of New York as 5 Boroughs expands with their biggest venture yet, a sixth outlet to open in Morayfield which is expected to create at least 60 jobs for the local employment market.

On 4 November 2021, owners Todd and Marisa Clayton will welcome hungry diners craving American-style burgers, steaks, and sandwiches to 5 Boroughs at the Morayfield Retail Village, taking over the former site of Harris Scarfe. In the last few months, the Claytons have been busy overseeing the renovation that will accommodate some 200 guests.

Setting up a food business in Morayfield is not new to the Claytons, who ran a cafe in the area before they hit it big with 5 Boroughs. They know the untapped market pretty well and saw the potential of bringing the “New York state of mind” to this growing suburb.

After hiring a local manager, the Claytons are still filling up the rest of the staff positions who can work part-time or full-time at 5 Boroughs Morayfield. The restaurant and bar will be busy seven days a week.

Meanwhile, guests may expect to order from the same mouth-watering menu enjoyed by diners from the other five locations, including the store’s popular hand-rolled Angus beef patties.

“Since 2015 we have been serving up hand-crafted burgers, NY style sandwiches, wings, tacos, waffle fries, steaks and pork ribs with a full cocktail and bar menu delivered to you in a lively atmosphere leaving you in that New York state of mind,” the Claytons said. Eventually, the Morayfield store might offer live music as well.

To celebrate opening day, 5 Boroughs Morayfield will hold a raffle draw for a chance to win a burger a week for one year. Details will be finalised on their Facebook page

Get Ready! Crossfire Gelball to Open in Morayfield

Morayfield, are you ready for some exciting action and adventure? Crossfire Gelball, a new indoor gelball blaster arena, will open at the site of a former supermarket in Heritage Plaza.

Expected to fire up in May 2021, Crossfire Gelball is from paintball enthusiasts and siblings Nathan and Aaron Barroqueiro. After planning and transforming what was once the Golden Circle Warehouse in the last 18 months into a shooting arena, the brothers are now gearing up for the big launch.

The new venue is opening at the right timing, when there has been a growing number of gel blaster enthusiasts in Brisbane, Toowoomba, Sunshine Coast, and Gold Coast in the last couple of years. However, Nathan and Aaron noticed a lack of an indoor venue for this sport so they decided to pool their resources and set up their own.

As the final touches to the Crossfire Gelball are coming together, the brothers are quite eager to finally see their hard work and vision come to life. They are also enthusiastic about helping new players practice and master safety protocols, as well as educating players on the proper way to engage with gel blasters, as part of the Queensland Government’s Stop and Think campaign

Crossfire Gelball is proudly an all-inclusive space, where families can play together. The site is wheelchair-accessible as well, as the brothers have thought of giving veterans who have taken to gel blasters as their fitness routine, a proper arena for recreational shooting.

In the future, the venue might also include a special competition for women only since Nathan and Aaron have noticed that the number of ladies hooked on this sport is also growing.

Meanwhile, after the opening of the Crossfire Gelball, a gel blaster store will also set up a shop next to the site. There will be no food and drinks in this section of the Heritage Plaza as the Barroqueiro brothers want the players to support the existing food and drinks businesses.
