Development in Waraba has taken another significant step forward with the approval of the first community facilities in the area, including a childcare centre, swim school, service station, and car wash. 



These essential amenities are set to begin construction in early 2025, offering new services for the growing population of Lilywood Landings and the wider Waraba area.

Growing Waraba: A Family-Friendly Future

The approval of these first community facilities marks an important milestone for Waraba, an area formerly known as Caboolture West. As Waraba continues to evolve into a thriving family-focused suburb, Lilywood Landings—the first major development within Waraba—has already seen strong demand.

Initial land releases sold out earlier this year, with more than 700 homes planned for the area. Registrations for upcoming land releases are expected to open by early 2025.

Located at the corner of Springvale Street and Lilywood Boulevard, the new facilities will serve both current and future residents, including a childcare centre that will cater to 135 children, providing much-needed early learning services to local families.

  • Merryvale: Named after the Newton family’s Jersey Cow Farm, known for its forward-thinking approach to farming.
  • The Bails: Inspired by the milking sheds, crafted from farm-cut timber, which were featured in a local newspaper.

Future precincts include:

  • Meadows: Reflecting the area’s once sprawling pastures.
  • Settlers Chase: Honouring the region’s agricultural history and welcoming new generations.
  • Canopy Place: Offering scenic views and a peaceful environment.
  • River Vantage: Overlooking the Caboolture River, providing picturesque vistas.
  • The Willows: Named after willow trees that line the riverbanks.

Lilywood Landings will also feature the QMBA Display Village, the first of its kind in Waraba City. Set to open in 2025, the QMBA Display Village will showcase 31 display homes by leading builders from across South-East Queensland. This will provide an opportunity for locals and prospective buyers to explore the range of new home designs available in the area.

Local Buyers Share Their Outlook

Local residents such as Isabella Spurdle and Oliver Dorofaeff, who recently bought into Lilywood Landings, are optimistic about the area’s future. “It’s encouraging to see the community starting to take shape with these essential services,” said Ms. Spurdle. “Facilities like these will make a real difference for families.”

The broader development also promises 23 hectares of parks and open spaces, offering plenty of recreational options for residents.



As construction begins on the first homes and with the next land release scheduled for 2025 March, the transformation of Waraba is well underway. The area is part of the PDA, aimed at meeting housing and infrastructure needs while fostering a community-focused lifestyle.

Buyers Rush to Secure Spots in Lilywood Landings, Waraba’s First Community

The initial offering of 150 land blocks at Lilywood Landings in Waraba, formerly known as Caboolture West, has sold out within weeks of release. This swift sellout has prompted developers to accelerate their plans for future stages to meet the overwhelming demand.

Construction of Waraba, Queensland’s newest city, commenced in early 2024 and is making rapid progress. The initial infrastructure is well underway, with the first community streets already taking shape.

Lennium Group launched the first stages of land to VIP customers in late July, with prices starting at an attractive $280,000. The blocks ranged in size from 315 to 995 square metres, catering to a variety of buyer preferences. The developer reported approximately 1,500 registrations of interest prior to the launch, resulting in dozens of blocks being sold in the first week alone.

Ian Worthington, Development Manager at Lennium Group, expressed his excitement about the strong response: “It’s not every day that people get the chance to buy the very first land in a brand-new city, and we are delighted with the strong response received.”

Diverse Buyer Profile

While a significant portion of purchasers were first-time homebuyers, the development also attracted interest from those looking to upgrade to a new home in Waraba. The first stage is on track for completion by the end of the year, with construction of the first homes expected to begin in early 2025.

Among the successful buyers were first-time homeowners Isabella Spurdle and Oliver Dorofaeff, both 25. The couple, currently renting in Bray Park, north Brisbane, are looking forward to moving into their new four-bedroom, two-bathroom home in Lilywood Landings around June next year.

Isabella shared her excitement: “We’re renting at the moment, so it’s going to be fantastic to start paying our own mortgage rather than someone else’s. Lilywood is somewhere we can settle down and grow into. We are planning to have kids one day, and it looks like a lovely place to raise a family.”

The couple’s decision was aided by Queensland’s first home owner grant, which provides eligible first-time buyers with $30,000 towards buying or building a new home in Queensland.

Lilywood Landings, situated on Caboolture River Road at the entrance to Waraba, is set to provide over 700 new homes in the coming years. The development boasts an impressive 1.74 kilometres of Caboolture River frontage and more than 23 hectares dedicated to parks and green open spaces.

Residents will benefit from everyday services such as a convenience store and childcare centre. Additionally, Lilywood Landings will feature the region’s first display home village, showcasing more than 30 designs from various local, state, and national builders.

Infrastructure Progress

Recent months have seen a focus on trunk sewer and stormwater construction, ensuring the community is equipped with essential services. The development of services and minor streets is also well underway, paving the way for easy access and connectivity throughout Lilywood Landings.

With the first stage nearing completion, including finished kerb and channel work and ongoing lot preparation, buyers will soon be able to see their future home sites taking shape.

First Land Release in Waraba Marks Major Milestone

A massive new city called Waraba, set to house 70,000 residents over the next 40 years, has broken ground in the Moreton Bay region, marking a significant milestone in addressing the lack of housing in South East Queensland.



The first sod was turned on 9 February 2024, signalling the start of construction at Lilywood Landings, the largest new residential community in Waraba’s first suburb, Lilywood.

Background of Waraba

Waraba, formerly known as Caboolture West, is a long-term development project aimed at creating a self-contained city. “Waraba” (pronounced wa-ra-ba) is borrowed from the Kabi Kabi language and means “burn.” This name refers to traditional land management practices carried out by the Kabi Kabi People as they care for the country. Traditional burning brings new life and enhances the health of the land and its people. The new city aspires to offer residents a fresh beginning where people care for each other and for the country.

Construction Progress and Timeline

Construction of Lilywood Landings is progressing rapidly, with work on the first 228 blocks of land well underway. The developers anticipate that the first homes will begin construction by early 2025, marking a swift transition from planning to reality. Looking ahead, a display village is planned to showcase 30 new homes from 17 different builders, providing inspiration and options for future residents. This display village is scheduled to open in 2025, further cementing Waraba’s position as a growing residential hub.

Lilywood Landings places a strong emphasis on creating a balance between urban development and environmental preservation. The project features a 3.25-hectare central green spine and 20 hectares of parklands along the Caboolture River, offering residents ample green spaces for recreation and relaxation. The riverfront areas will provide opportunities for activities such as kayaking while also serving to protect the region’s biodiversity and habitat values. 



In a nod to the area’s history, the Merryvale precinct takes its name from the Merryvale Jersey Stud, a farm owned by the pioneering Newton family. This approach of honouring the local farming legacy will continue across the nine planned precincts, creating a strong sense of place and community connection within Waraba.

Waraba Development: New Brisbane Satellite City Confronts Soaring Infrastructure Costs

Two additional major developers have publicly highlighted the severe impact of skyrocketing infrastructure costs on Waraba, a new satellite city north of Brisbane anticipated to rival the size of Mackay. 



This follows a recent withdrawal by developer AVJennings, which abandoned plans for 3,500 affordable housing lots in the area, citing excessive costs and lengthy approval delays.

Developers Call for Government Intervention

Brent Hailey, Managing Director of Orchard Property Group, urged the government to assist with substantial infrastructure projects, deeming them too costly for individual developers. He explained that developers in Waraba face dual financial burdens: local council charges and state government fees, as the area is designated a Priority Development Area (PDA).

Mr  Hailey noted that PDA charges surpass local government fees, adding significant expense.

The pandemic brought unexpected hikes in costs, further complicating infrastructure development. Mr Hailey detailed how Orchard invests heavily in essential utilities like water and sewerage for its $43 million Lilywood estate in Waraba.

Despite these challenges, he affirmed Orchard’s commitment to its projects, which contrasted with AVJennings’ decision to exit.

Meanwhile, Lennium Group remains optimistic about its Waraba ventures, having commenced significant earthworks earlier this year. Ian Worthington, Lennium’s Development Manager, reported substantial progress on their largest community, Lilywood Landings, which will offer 228 affordable housing lots. He acknowledged the hurdles faced due to escalating infrastructure costs but confirmed that these would not deter their ongoing developments.

Local Government and State Responses

The City of Moreton’s Mayor, Peter Flannery, criticised the State Government for the infrastructure cost escalations. In response, Local Government Minister Meaghan Scanlon pointed to a forthcoming $100-million infrastructure support package for Councils to alleviate some financial pressures.



As Waraba’s development continues, the dialogue between developers, local councils, and the state government remains pivotal in addressing the affordability and feasibility of expanding Brisbane’s northern corridor.

The historic sod-turning ceremony was graced by key dignitaries including Minister for Housing, Local Government, and Planning, Meaghan Scanlon, Deputy Leader of the Opposition, Jarrod Bleiije, and Mayor of the City of Moreton Bay, Peter Flannery.
