Banksia Beach recorded a substantially higher median house price than Bongaree in the three months to 28 September 2026, although the two Bribie Island suburbs showed a different picture in their unit markets, sales volumes and property types.
The latest Property Market Overview for Banksia Beach and Bongaree puts the three-month median house price at $1,305,000 in Banksia Beach, compared with $1,027,500 in Bongaree. That represents a $277,500 difference, with Banksia Beach commanding a premium of approximately 27 per cent.
Both suburbs recorded 36 house sales during the period, but their unit markets were markedly different. Bongaree recorded 17 unit transactions against just two in Banksia Beach, providing a much broader sample of unit sales in Bongaree.
The figures offer a useful comparison of two established Bribie Island property markets, while also showing why headline medians need to be considered alongside the number and types of properties changing hands.

Figures reflect recorded transactions in the reporting period. Medians based on small sales volumes, particularly Banksia Beach units, should be interpreted cautiously.
Banksia Beach: Higher House Prices and Premium Sales
Banksia Beach maintained a three-month median house price of $1,305,000, matching its median across the trailing 12 months. Its 36 recent house transactions form part of 156 recorded over the longer period, suggesting that the latest quarterly result is broadly consistent with the annual median.
The suburb’s upper-end market was particularly prominent among its highest-value transactions. The leading sale was 15 Elanus Court at $3.7 million, followed by 19 Teal Boulevard at $2.725 million and 13–15 The Peninsula at $2.567 million.
These transactions demonstrate the spread between the suburb’s median house price and its more expensive properties. They should not, however, be interpreted as representative of what a typical Banksia Beach home would achieve.

Houses
Units
The three-month and 12-month periods overlap. Median figures describe recorded sales rather than changes in the value of individual properties. Unit results should be interpreted cautiously because of the small number of transactions.
Four-Bedroom Homes Dominate Recent Sales
Four-bedroom houses accounted for 18 of the 36 house sales recorded in the latest three-month period, while three-bedroom properties accounted for another 13.
That concentration helps explain the composition of Banksia Beach’s housing market, where larger family homes make up a substantial share of recent transactions.
The unit market was considerably thinner. Only two unit sales were recorded over three months, producing a median of $737,500. With such a small sample, that figure is less useful as an indication of broader market conditions than the house median.

Bongaree: More Unit Activity and a Steadier House Median
Bongaree’s three-month median house price was $1,027,500, slightly above its trailing 12-month median of $1,017,500.
The $10,000 difference between the two figures is relatively modest, although the overlapping reporting periods mean it should not be treated as a direct measure of quarterly price growth.
There were 36 house sales in the latest three months and 98 across the trailing year. The median time on market for houses was 42 days in the shorter period, compared with 29 days over 12 months.
Bongaree’s unit market recorded a three-month median of $805,000 from 17 transactions, compared with a 12-month median of $760,000 from 82 transactions. The latest median is $45,000 higher, but the result may also reflect differences in the size, location and quality of units sold during each period.

Units
The three-month and 12-month periods overlap. Median figures describe recorded transactions rather than changes in individual property values.
Three-Bedroom Houses and Two- to Three-Bedroom Units
Three-bedroom houses were the most common recorded house type in Bongaree’s latest three-month sales, with 16 transactions. Four-bedroom houses followed with 11, while six five-bedroom houses also changed hands.
The unit market was more evenly divided between two-bedroom and three-bedroom properties, with eight and nine sales respectively.
This gives Bongaree a different sales profile from Banksia Beach, particularly in the unit sector, where transaction volumes are sufficient to provide a more meaningful comparison of recent median prices.

What the Comparison Means for Bribie Island Buyers and Sellers
The contrast between Banksia Beach and Bongaree extends beyond their $277,500 difference in median house prices.
Banksia Beach recorded a higher house median and several substantial premium-property transactions, while Bongaree offered a more active unit market and a larger number of transactions from which to assess unit prices.
Median selling times also varied. Banksia Beach houses recorded a median of approximately 36 days on market during the latest three months, compared with 42 days in Bongaree. Those figures provide a useful indication of recent selling conditions, although individual properties can perform very differently depending on presentation, location, pricing and buyer demand.
For homeowners considering selling, the comparison reinforces the importance of looking beyond suburb-wide medians. Bedroom configuration, property type and comparable recent sales are particularly relevant in markets where transaction numbers can vary considerably between categories.
